IM GUNNA BE SIGNING A CONTRACT FOR A RENTAL HOME.. HELP??

i live in northern nj
the house is in wildwood nj (2 hrs away)
we have talked to he owner of the house discussed rates, security deposit, check in/out.. all that stuff
but i dont have any idea how the contract will go!
do i have to drive down there to sign it?
what should we look out for on the contract?
are we allowed to say no, and ask for a revision, on parts of the contract?

honestly, were clueless!
any suggestions/tips will help!!

    I have not done this before either, but am going to soon. I would just think you have to read the whole entire thing, all small print, everything and if you do not like something, you can ask to revise it. Any changes taht you want to make and agree with the landlord upon, should be written into the contract and initialed by both you and the landlord so this way it is a binding contract.
